Because they price the dirt and forget the timber. We run merchantable volume, recent county comparables and highest-and-best use, then hand you a written number you can actually act on.
The Report
Merchantable tons by product class — pulpwood, chip-n-saw, sawtimber — estimated from stand age, stocking and recent imagery.
Actual closed per-acre sales from your county in the last 24 months, adjusted for size, access and cover type.
Whether the tract is worth more as timber, as recreation, split into homesites, or held two more years before harvest.
Aerial, topo and boundary overlay of your parcel — yours to keep whether you ever list with us or not.
How It Works
County, rough acreage, and what is growing on it. No survey, no documents, no site visit needed to start.
Tax records, closed comparables, NAIP imagery and stand-age analysis. A forester reviews every one by hand.
A value range with the reasoning behind it, and a fifteen-minute call to walk you through what drives it.
The part nobody advertises
A 2011 pine stand two years out from its second thinning is worth materially more after the thinning than before it. A tract with an unrecorded access easement is worth less until that is cleaned up. Land with a pending road project next door is worth waiting on.
We will tell you all three, in writing, even though none of them earn us a commission this year. That is the whole reason the valuation is free.
“They told me honestly not to sell yet, and why. Two years later we sold for a good bit more. That free report was worth more than advice I paid for.”
