The part nobody advertises

Sometimes the report says don't sell.

A 2011 pine stand two years out from its second thinning is worth materially more after the thinning than before it. A tract with an unrecorded access easement is worth less until that is cleaned up. Land with a pending road project next door is worth waiting on.
